At One Broadgate, sustainability was a key driver from the outset. Hall & Kay took an active role in supporting the project’s ambitious sustainability goals, including targeting BREEAM “Outstanding” and WELL Platinum certifications. Our fire protection solutions were carefully specified to align with low carbon principles, including the use of materials with lower embodied carbon and systems designed for energy efficiency over their lifecycle. By collaborating closely with the client’s teams and our supply chain partners, we ensured that our contribution not only met the highest safety standards but also supported the building’s overall sustainability targets – helping to deliver future proof, environmentally responsible commercial space in the heart of London.
The project focused on the design, installation, and commissioning of a full base build sprinkler system in line with BS EN12845 standards. The installation was complex, especially in basement 2, where there were 16 levels of different services running through the space. Careful planning and coordination with other trades were essential to make sure everything fit together properly.
A crane was placed in the area designated for the wet riser tank, so a temporary solution was needed. The sprinkler tank was used as a temporary water supply for the wet riser pump, ensuring fire protection during construction. The team also faced delays due to parts of the building not ready, requiring multiple visits to different floors. As the project neared completion, the removal of temporary goods hoists meant fewer and smaller lifts were available, making material transport more challenging. Despite these obstacles and challenges, the team worked efficiently to complete the installation and the project remained on track for its completion in 2025.
The careful planning and adaptive approach ensured that fire protection measures were maintained throughout the build, and a robust, high performance sprinkler system is now in place to safeguard the structure for years to come.
